The financial statements for 2021/22 for Stensdal Group are the group's best ever with a profit of DKK 296 million before tax. There is positive development in both the Group's commercial portfolio and the residential portfolio, where the strategy of developing residential properties for its own portfolio is largely unfolding.
In the period October 1, 2021 - September 30, 2022, the Stensdal Group realized a turnover of DKK 170.8 million compared to DKK 139.2 million the year before. Profit for the year amounted to DKK 296.5 million before tax compared to DKK 188.5 million the year before, and profit after tax was DKK 232.6 million compared to DKK 148.1 million the year before. The result is described as highly satisfactory and better than expected.Book equity is calculated at DKK 743.0 million compared to DKK 514.5 million in 2020/21, while the portfolio of investment properties has increased from DKK 990 million to DKK 1,474 million. Despite the significant growth, the solvency ratio has increased further and is just over 46%.
The group continuously develops its properties through renovation, improved rental, etc. which results in significant value creation. In particular, the development of residential buildings for its own portfolio generates significant value. The profit for the year includes value adjustments of investment properties of DKK 258.3 million. Of this, DKK 109.9 million is a result of changed yield requirements on some of the Group's commercial properties, while the remaining DKK 148.4 million directly reflects the value created in development processes and improved operations.
Especially in light of the current uncertainties in the real estate market, CEO Søren Stensdal is of course extremely pleased with another record financial year:
"There are of course several reasons why we can present such great accounts, but there's no doubt that a big thank you goes to the team who manage to deliver time after time and who really add a lot of value to our projects - whether it's renovating and letting our commercial properties or building a residential development."
This year, the commercial portfolio has reached DKK 1.1 billion and the residential portfolio exceeds DKK 300 million. With the ongoing completion of Ammendrup Park alone, the residential portfolio will grow to approximately DKK 500 million. In addition, the residential building rights that the Stensdal Group already owns amount to more than 50,000 m2. Thus, the growth ambition of doubling the balance sheet to DKK 3 billion by 2025 is still considered realistic. Søren Stensdal continues:
"At the same time, we have - to put it simply - kept our powder dry, which is reflected in our high solvency ratio and thus have the capacity to buy up both commercial and residential properties now that prices are expected to settle a little. In the second half of 2022, the team on the development front was expanded by two people and will need to increase as more projects are initiated."
Stensdal Group owns and operates a portfolio of approximately 138,000 m2 of commercial leases in Greater Copenhagen. The year was characterized by improvements and maintenance of these properties to maintain the special Stensdal style, and the Group acquired a commercial property in Farum of 6,700 m2 during the financial year. This property was acquired at the beginning of 2022, with a vacancy rate of 59%, and after just a few months it was 100% leased and was fully renovated and handed over to the new tenants at the end of the financial year.
In the Group's residential project Ammendrup Park in Helsinge, with a total of 178 townhouses, 71 townhouses were handed over to tenants during the year, another 71 townhouses will be handed over in 2022/23, while the construction of the last 36 units is awaiting adoption of a local plan.
In addition to the growing portfolio of investment properties, the Group has several interesting development projects. For the Group's largest project to date, Favrhøj, in the new Favrholm district in the southern part of Hillerød, the local plan is currently in public consultation. The project forms the central part of the new district, between New Hospital North Zealand and the new Favrholm S-train station, and comprises just over 40,000 m2 of building rights.
In addition to real estate-related activities, the Group is also involved in investing in companies, the most significant of which are the majority shareholding in the international marketing agency and SaaS company Anthill Agency A/S and a 50% stake in the parking company ParkZone A/S. Both companies are in a very exciting and positive development. During the financial year, the Group acquired 40% of the technology company TodAI A/S, which specializes in artificial intelligence.
