Stensdal Group acquires Roche Denmark's head office in Hvidovre

As of April 1, 2021, Stensdal Group expands its real estate portfolio with 6,400 m2 of mixed office and warehouse/production space when it acquires Roche Denmark's former headquarters at Industriholmen 57-59 in Hvidovre. With a flexible approach to real estate acquisition, Stensdal Group cements its strong position in real estate development and leasing in the Copenhagen suburbs.

Stensdal Group is delighted with the recently acquired property on Industriholmen in Hvidovre. The location, in the middle of the industrial hub of Avedøre Holme and close to the E20, is ideal for future employees and guests, and at the same time, they are taking over a beautiful property that has been extensively renovated and extended within the last 10 years.

We are taking over a building that is in exceptionally good condition with, among other things, striking aluminum facades, a beautiful entrance area and good high-ceilinged offices, and we look forward to finding new tenants for it," says CEO of Stensdal Group, Søren Stensdal.

With the new acquisition, Stensdal Group's real estate portfolio grows to over 120,000 m2, and behind the growth lies a very specific strategy. There are no quick deals here, but a long, tough process of renovation, leasing and operation - all with the goal of owning and operating the finest portfolio in the segment of office and warehouse properties in Greater Copenhagen.

Stensdal Group's latest real estate acquisition shows that the real estate investor has an anything but 'usual' approach to the market. The deal is characterized by a strong focus on flexibility towards the seller, Roche Denmark, who will continue as a tenant for the next 12 months until their new lease is ready.

"The Industriholmen acquisition process is a confirmation that our flexible approach to acquiring properties has proven effective. In this case, we ensure Roche that they have certainty that the property is sold and can use the property until their new lease is ready. And we are acquiring a good property at a reasonable price, which we also have some time to find tenants for," concludes Søren Stensdal.

The property, which consists of approx. 4,000 m2 of office space and approx. 2,500 m2 of warehouse/production, can be rented as a whole or in parts, and Stensdal Group is already starting to rent out the property. And as an added bonus, a future tenant doesn't have to worry about fighting for parking spaces, as the lease comes with no less than 172!

Roche Denmark has been represented by CBRE and Kromann Reumert throughout the process, while Stensdal Group has conducted technical and legal due diligence.
